| This beautifully designed two story, three bedroom/three bath
villa is located in an area known locally as "mansion row"
and is situated on a deep water cove with magnificent views of the
lake, volcanoes and bordering Parankaya River. Two architectural firms
and an engineering firm participated in a two year design process
for demanding North American owners (whose prior homes have been the
subject of magazine articles). The design criteria required that the
Villa blend into its environment without competing with its setting
or the view, yet provide all conveniences with casual but understated
elegance. The owners selected German Windows and exterior doors, custom
interior doors, and had custom tiles made for all floors. The kitchen
has cherry cabinets, quartz counter top and stainless steel appliances
(double door refrigerator, stove with convection oven, dishwasher,
microwave and wine cooler).
The great room has three walls of glass providing unrestricted views
of the lake, volcanoes and Parankaya River and is furnished with a
leather sectional sofa and custom chairs. The dining area and kitchen
bar offer seating for ten.
The expansive master suite has large glass doors and windows for
wonderful views and is furnished with a custom king size bed and memory
foam mattress. There are two seating areas, a walk in closet and a
large master bath with double vanity.
The upper and lower guest suites are equal in size, have attached
baths and also provide great views.
There is a separate one bedroom/one bath casita for staff.
The property has paved road access and secure parking.
USA Direct TV is installed and all rooms are wired for telvision.
Property Taxes for the Villa are less than $300 per year
A full time maid or gardener (48 hours per week) cost approximately
$200 per month.
If you are considering part time residence in Guatemala the Villa
rents for $1500 per week during "low season", $1900 per
week during "high season" and $3500 per week for Christmas
and Easter. Villa rental is currently managed by a five star rated
resort.
